8 Tips for the For Sale By Owner Seller (FSBO)
1. Get an appraisal of your home - setting the market value price of your home is essential. Many FSBO sellers seem to pick a number either out of the air, or what they think their home is worth. Neither are based on the local market reality.
2. You only think you're saving a commission - Buyers who purchase from FSBO sellers know that you aren't paying a real estate commission fee. They will expect you to reduce your asking price by whatever that commission would have been. Ultimately, by not using a real estate agent to market and sell your home, you will net less money at closing - and put in a lot more work and money to do so.
3. Take care of curb appeal - paint is cheap. Don't expect top dollar for your home if it shows poorly from the street. Buyers will pass right by if the see issues outside that are an immediate turn off. Fix any issues with the exterior and landscape. The best way to decide what should be fixed, is to get an opinion from someone outside your family. What things stand out to them that needs to be taken care of.
4. Eliminate any pervasive odors - most buyers make their decision to purchase a home within seconds of entering the home. If you have pets that live inside, have a non-pet owner visit the house. If they small anything (i.e.: animal urine, feces, etc.) you MUST take care of this ASAP. This is one of the biggest deal killers. You likley don't smell anything, but it's a real turn off for buyers.
5. Keep it clean - when a buyer walks through the door, you want to WOW! them. If the entire house looks like the aftermath of a wild party - you're not going to get a full-price offer. And if you do get an offer, the buyer will want an enormous discount from the price - because they will assume that if the house looks this bad, there must be other problems with the property.
6. Make your sign legible - get in your car and drive around the block. When you come up on your sign at the speed limit, note how small the sign looks. If you didn't know the phone number, would you have been able to read it? Not likely, based on my own observations. Letters and numbers need to be at least 3 inches tall, and 1 inch wide.
7. Are they buyers or lookers? - Unless you know them personally, you can't know without checking them out. Make sure they're actually qualified to buy a home (have a job, good credit, pre-approved by lender or letter of credit from their bank, etc.). You don't want just anybody going through your home, cabinets and closets.
8. Security - please make sure to check out buyers before you let them in your home. If you're unsure for any reason - do not let them in. Ask them for information on where they work, the name of their bank, where they live now. Then tell them you will call them with a better time to look at your house. Now, go call their job and bank to verify that they are who they say they are.
